Welcome to Sheens House!

Sheens House is a small family run hotel. It was first set up in a mid-nineteenth century terrace in 2018.

A Stone Throw’s from the Meadows and Short Walk to the Royal Mile, from the outset, our aim has been to provide good value for money for visitors to Edinburgh (just above the Edinburgh average).

You can also book with the direct booking price here:

Our prices on the main booking platforms are set at just above the area average. As this will be calculated on the basis of two people per room, and each of our rooms has three beds, we set our prices at roughly the area average for three people.

Booking directly with us will bring our prices below that average.

Huge room with small kitchen and full bathroom to stay in. Cozy decoration, overlooking the street but with absence of noise, large and comfortable bed, impeccable cleanliness, coffee at the disposal of the client… Location very close to the center, maximum 20 minutes walk straight and enjoying the park and architecture of the Edinburgh houses… A luxury!

Very nice house in a beautiful and peaceful neighborhood. Lots of shops, restaurants, cafe and park just nearby. The family suite is just perfect.

We really enjoyed our stay at Sheen’s House. The room was clean, spacious, nicely decorated and well-equipped at a very good price. I really like the kitchen area. Tea, coffee, utensils, sink, microwave, kettle, mini fridge, even knives and a cutting board are provided, which made it convenient for us to cut fruits and store beverages. It is also very generous of the host to provide sparkling water bottles and milk free of charge. The bathroom has been refurbished so it’s new and shiny. I’m impressed with how the owner kept close contact with us via Booking message. He sent us a lot of essential information before travelling, recommendations of places to visit and eat as well as clear instructions on how to check in and check out, which was extremely useful for first comers like us.

Location, friendly owner and always available at all times. Bright, spacious and clean room. We will be back! Absolutely nothing (to complain about). Everything was perfect

It was the best apartment we had in our 10 day trip around England and Scotland. The room is very stylish and cozy and close to the center. Walk through the nice park and you are in the old town in 10 minutes, great location. Glad we choose this part of the city and not the new town (also nice but not quit as the old town). We were provided with the parking tickets by the owners for the duration of our stay and parked in front of the house. Closest free parking street is 15 min walk from the place which is a good option of you need it, the parking prices in Edinburgh is quite high. Owners were fast to answer our questions and kindly helped when we’ve left our stuff after check out. Also there is a self check in system which is a good option in case you are coming late. We had additional 3rd bed in the apartment and it was super comfortable. Kitchen is not huge but enough for making breakfast.

Everything was great, the hosts John & Ceri were extremely helpful and we were able to check in much earlier for both stays. What was also great was that they provide free parking tickets upon request. Great location, we were able to walk through the beautiful park to Princes Street and the Royal Mile in about 20-30 minutes. And conveniently, there is a very nice pub practically opposite. If Scotland is on our agenda again, we will definitely book there again! It was all good!

Neighbourhood

The house is in the residential Marchmont/ Sciennes area of Edinburgh. The Meadows (a large open park, with a good play area for children) is just around the corner and it takes a pleasant 15 minutes walk to get to the Medieval High Street ( the prime tourist destination).

The area is close to the university (David Hume Tower is less than 10 minutes walk). Be careful, Edinburgh University is spread across Edinburgh

As well as an excellent restaurant – The Rabbit Hole – there are several other restaurants from high end to takeaways, a whole batch of cafés, two pubs and a Co-Op supermarket. Almost all are not more than 2 minutes walk from the house.

The Rabbit Hole (great value for money 1 min from house)

Play area at eastern corner of The Meadows

Distance from the Mercat Cross (Medieval centre):

Google puts the walk at 21 minutes. Obviously, it depends a little on how quickly you walk but I would say that it would actually take me 15 minutes to walk from the house to the Mercat Cross.
