If Sheens House (just south of the Meadows) does not appear on the dates that you have selected, it is because we are fully booked.

Room Set Up
There are four rooms in the house but the two rooms on the last floor (the second) of the house are sold as a unit. This unit and the other two rooms all have a modern shower room, a microwave and fridge as well as plates, cups, glasses and cutlery. There is also a hairdryer and and an iron in each room.
All rooms come with freshly laundered towels and linen and there is a fast wifi connection for the whole house.
THE DELUXE TRIPLE (Room 1)
Large, well-appointed room on the ground floor looking out onto the patio garden at the front of the house. The room has three single beds and a large en suite shower room (with toilet and wash basin). As well as a hairdryer, an iron, a fridge, a micro wave and a large flat screen television, the room has a wide selection of coffee and tea options on a large Victorian table. There is also a smart, modern table that easily sits three people and can be pulled out from against the wall for dining or as a workspace. Guests in the bottom room are free to use the chairs in the patio garden as they wish.

THE DELUXE DOUBLE (Room 2)
Largest room in the house on the first floor with a double bed and a single bed. This means that the room sleeps three people easily and has plenty of space. There is also a recently installed en suite bathroom (with a bath and a shower) as well as a kitchenette (with a hairdryer, an iron, a sink, fridge, a toaster and a micro-wave, bowls, cutlery and a rack for drying dishes, knives and forks). Both the kitchenette and the bathroom are in an annex room that can only be accessed from the main room. This is the only room that has books in it as they add colour and give the room a more homely feel. This room has a table that can also be used as a workspace.

THE FAMILY SUITE (Rooms 3 & 4)
The two lower rooms are “deluxe” level. The two “standard” but comfortable rooms at the top of the house are good value for money in Edinburgh and are usually sold as a “unit”. We price them at just a bit above the price you would pay for beds in a dormitory but trust that you will find the experience altogether more comfortable.
The two rooms usually go to parents with children, two couples or groups of friends travelling together. There are six single beds (three beds in each room with one of these beds in each room being at floor level). Two short flights of stairs means these rooms are perhaps not ideal for the elderly or for people with mobility difficulties. The two rooms are accessed through the main door. This is NOT an independent flat with a separate entrance and the two separate rooms are not suitable for partying: the quiet hours are between 11.00 p.m. and 8.00 a.m.
The rooms are opposite each other – there are no other rooms at this level (and so you have the whole of this level to yourself) – and are linked by a short corridor. There is a modern en suite shower room off the corridor. (There is not an en suite for each bedroom but the existing arrangement allows people in one room to access the shower and toilet without disturbing the people in the other room).
There is also a a hairdryer, an iron, coffee and tea making kitchenette with a fridge and a micro wave as well as plates and cutlery. If you wish, please feel free to push the beds together to make a large double bed.
